BuyingSmart® with Pardee Homes is a better way to purchase your new home. And pre-qualifying with Pardee Home Loans is the first step.
Pardee Homes informs us that as part of their BuyingSmart Program, prior to purchasing your new Pardee Home at the Community that interests you (identified below), you must complete the BuyingSmart Loan Application and be pre-qualified with Pardee Home Loans ("PHL"). Completing this application does not bind you to use any particular lender.
Please follow the instructions below:

1. Locate the community you are interested in on the Locate Consultant page.
2. Click the link to the Home Mortgage Consultant’s web site.
3. Click the blue Apply Now link.
4. Fill out the application online. Select Pre-Approval on the first page of the application.
5. Complete the application online and submit it to your Home Mortgage Consultant.
6. Your Home Mortgage Consultant will receive email notification of your application which will be time-stamped and will be your record to maintain your place on the list.

Please allow at least one week before contacting the Community sales office to determine your initial position on the Homebuyers List (if your Community has not yet opened, this information will be available after the sales office opens). Pardee Homes informs us that being on their Homebuyers List does not assure that you will be offered the opportunity to purchase any particular home plan or lot nor does it determine the price at which a home is offered. Once on the Homebuyers List, you must continue to follow Pardee Homes’ BuyingSmart Policy and Guidelines, as found on the Pardee Homes’ website (www.pardeehomes.com), and also must follow the procedures for the Community, which may be found at the Community sales office. We note that Pardee Homes reserves the right to change, disregard or eliminate its BuyingSmart Policy and Guidelines and its community procedures at any time without prior notice.
